A first home on family land

A young family inherited 6 acres outside Jamestown and wanted to put down roots. We walked the property, perc-tested two sites, and got them in by fall — septic, well, and finish included.

Cumberland County · 4BR / 3BA

Out-of-state, turnkey

A couple from Ohio bought land on the Plateau before they ever moved. We handled excavation, septic design, foundation, and set while they were still packing — they drove down to a finished home.

Replacing the old place

An older home on the homestead had aged out. We took it down, prepped the existing footprint, and set a new modular on the same site — utilities and septic already there made it a faster job.

A retired couple knew exactly the layout they wanted — open kitchen, big covered porch, no second story. We worked with CAVCO to spec it and managed the build from groundbreak to finish.

Classic Homes is a one-person operation by design. No salesmen on commission, no model homes drawing overhead, no lot full of inventory you're paying for.

What you get instead is decades of working through every part of a land-home package — the permits, the perc tests, the sequencing, the crews, the things that go sideways and the ways to keep them from going sideways.

That experience is the whole product. The home itself is built by CAVCO, in a factory, to a standard a stick-built site can't match. Our job is the everything else — and we've done enough of it to know where the trouble usually starts.
